Chem-Dry Franchises Add Value To Property Owners’ & Managers’ Portfolios

Why pay someone else to do something you can do yourself better and cheaper? That was the question that led real estate entrepreneurs Jonathan Towell and Gary Evans to open their own Chem-Dry franchise in the Lubbock, Texas, area.

“We own some apartments and houses, some commercial buildings and some self-storage units,” Jonathan explains. “And then we have a property company that manages those assets. And we were spending a lot on carpet cleaning. We thought it would be easier and smarter to just pay ourselves that money, so we began to look at franchises. Chem-Dry made a lot of sense to us, so we decided to purchase a set of five licenses and open our own cleaning franchise.”

Complementary business yields results

The two set up shop in August 2016 and immediately began to see savings. They operate the franchise with their own staff, and became their first and biggest client.

“Right away things were a lot simpler, because we weren’t having to call someone and schedule cleaning or other services and take the first available appointment,” Jonathan says. “We can set our own schedule because all of our people are working together. It’s going to be extremely efficient for us.”

The Chem-Dry cleaning franchise will benefit its owners’ other companies in two distinct ways: They can service existing tenants faster and also prep empty properties for new occupants more quickly.

“It’s a very complementary business, and even though it’s early for us things are looking very good,” Jonathan says. “I think it will do what we want it to do.”

Additional clients came on board quickly

What’s more, Jonathan and Gary’s other companies won’t be the franchise’s sole clients for long. In fact, they already have company.

“We have all of Lubbock County as our territory, which is more than 250,000 people, and so I shouldn’t have been surprised when we got calls right away,” Jonathan says. “We were taking on other customers from the first day we began operating. People know the Chem-Dry cleaning franchise name, and so word got out that we were here.”

That was helped by a fairly aggressive online advertising campaign, as well as outreach from the energized owners.

“We’re excited about all we can offer, not just our own properties but to the whole area,” Jonathan says. “We’re not doing water extraction and restoration yet, but that may come. In the meantime, we’re doing upholstery and all the other cleaning services, and making a strong push to grow the business in every way we can.”
